Senior Commercial Manager (m/f/d)
- Hybrid
- München, Germany
- Revenue & Distribution
Job description
Let’s shoot for the stars:
Limehome is building something rare in hospitality: a tech-enabled operator that treats revenue not as a spreadsheet exercise, but as a full-contact commercial sport. As we scale our portfolio toward 12,000+ units, we are transforming our commercial operations. In this newly created pilot role, you will act as the "Chief Commercial Officer" for a cluster of 10 properties (DACH region). You will own the commercial reality - pricing logic, channel visibility and revenue prioritization - while our General Managers own the physical reality.
This is the pilot role. If it works, it becomes a career-defining model. If you want to own something - really own it - read on.
Why this role is different:
Most revenue roles are narrowly scoped - pricing in a silo, no visibility into why occupancy actually moves. This role is intentionally the opposite. You own the full commercial picture of your cluster: pricing, local demand generation, channel performance, guest review scores and their revenue impact. The automated tech stack handles the repetitive work. Your job is to think, influence and execute on the decisions that the algorithm can't make.
This is Limehome's commercial leadership model for 2029. The pilot starts in 2026. The people who build it will have a head start.
How you’ll be hosting with heart:
Commercial Ownership
Act as the end-to-end commercial lead for a cluster of ~10 Limehome properties, with full accountability for RevPAR and GOPPAR performance
Manage and strategically override the Revenue Management System (RMS/pricing algorithm) - you set the parameters, the system does the daily lifting
Design and execute rate plan strategies including Length-of-Stay optimization to protect peak nights and capture shoulder demand
Monitor performance daily and translate data into clear, prioritized commercial actions
Local B2B Sales
Identify and convert local demand generators - nearby hospitals, universities, construction sites, corporate travelers - to protect occupancy during need periods
Execute targeted local outreach with warm leads prepared in partnership with the central B2B team
Build a local commercial pipeline that acts as a direct occupancy lever when OTA demand softens
Cross-Functional Commercial Influence
Direct central Channel Managers to deploy targeted OTA ads, visibility campaigns and content improvements for your cluster properties when demand pacing requires it
Quantify the commercial cost of operational issues (e.g. "this broken AC dropped our Booking.com score by 0.3, costing €X per week") and use data to accelerate fixes across Ops and GX teams
Partner with Marketing to trigger CRM campaigns and evaluate CAC vs. OTA commission trade-offs for your cluster
Present commercial performance and cross-functional priorities in monthly leadership alignment sessions
Job requirements
What you need to shoot for the stars:
A minimum of 4-5 years of proven experience in Revenue Management, Business Development, Commercial Strategy, Consulting, (B2B) Sales or a similar commercial / analytical role.
A completed university degree in Business Administration, Economics, Hospitality Management, Finance or a related highly analytical field (STEM).
A shift in mindset: You think in terms of bottom-line profit (GOPPAR) and acquisition costs, not just top-line revenue (RevPAR).
Exceptional stakeholder management skills. You know how to "lead without authority" by using hard data to influence Operations, Marketing and Distribution teams.
High technical affinity. You are comfortable overseeing automated pricing algorithms and managing system configurations rather than doing manual, repetitive data entry.
An entrepreneurial, hands-on mentality. You are comfortable taking full commercial ownership of a property cluster and treating it like your own business.
Business fluency in both German and English is required, as you will be managing DACH properties and executing local B2B outreach.
